Frequently Asked Questions

Property assessments and the appeal process can be confusing. Below are answers to common questions about AssessmentWise and our property assessment review services.

AssessmentWise Property Tax provides independent property assessment reviews to help property owners better understand their assessed value. We review available property records, assessment data, property characteristics, and other relevant information to identify potential issues and help determine whether further action may be appropriate.

An AssessmentWise Property Review is a professional evaluation of your property assessment. We review available property records, assessment data, property characteristics, valuation information, and other relevant factors to identify potential issues and determine whether further action may be appropriate.

Depending on our findings, we may recommend no action, a property record correction, further analysis, or a property tax appeal.

No. AssessmentWise Property Tax is not a law firm and does not provide legal advice. We provide property assessment review, valuation analysis, and property tax appeal support based on available property and assessment information.

If a matter requires legal advice or legal representation, we may recommend that you consult with a qualified attorney.

AssessmentWise Property Reviews start at $99 for standard properties. Properties involving multiple parcels, multiple dwellings, specialized improvements, agricultural or commercial components, or other complex valuation issues may require additional analysis.

If your property requires a custom quote, we will let you know the cost before any paid work begins.

To get started, provide your property address, county, tax year, property type, and current assessment information. If available, you may also provide your parcel number, previous value, appeal deadline, and a copy of your assessment notice.

Don’t worry if you don’t have everything. Submit what you have, and AssessmentWise will let you know if additional information is needed.

AssessmentWise will review the information you submit to determine the appropriate service for your property. Submitting a request does not begin a paid service.

If your property qualifies for a standard Property Review, we’ll provide instructions for moving forward. If the property is more complex or involves multiple parcels, we’ll contact you with pricing before any paid work begins.

AssessmentWise serves property owners throughout Georgia. Because much of our assessment review and analysis can be completed remotely using available property records, assessment data, and information provided by the property owner, you do not need to be located near our office.

Availability of additional services or representation may vary depending on the property, county, and circumstances of the appeal.

Yes. AssessmentWise reviews residential, agricultural, and commercial properties. Because these properties can vary significantly in size, improvements, land use, and valuation complexity, some may require a custom quote.

We’ll review the information you submit and let you know the cost before any paid work begins.

AssessmentWise offers custom portfolio pricing for property owners with multiple properties or parcels. Pricing depends on the number of parcels, property types, complexity, and whether the properties can be reviewed together efficiently.

Submit your property information and let us know that you have multiple parcels. We’ll provide pricing before any paid work begins.

In Georgia, property owners generally have 45 days from the date the annual notice of assessment is mailed to file an appeal. Your assessment notice should show the last date to file an appeal.

Because missing the deadline can affect your appeal rights, check the deadline shown on your notice and submit your AssessmentWise request as early as possible.

Form PT-311A is Georgia's Property Tax Appeal of Assessment form. Property owners may use it to appeal an assessment to their county board of tax assessors and select the appropriate appeal method.

If an appeal is recommended as part of your AssessmentWise Property Review, AssessmentWise can help prepare the appeal form based on the service selected.

A Georgia property tax appeal is not limited to whether your property's value is too high. Appeals may involve value, uniformity, taxability, or the denial of an exemption.

AssessmentWise considers more than comparable sales when reviewing an assessment, including property data and potential uniformity issues.

Uniformity refers to whether property is being assessed fairly and consistently in relation to other comparable property. An assessment may warrant further review even when available sales appear to support the property's market value.

AssessmentWise can examine assessment data and property characteristics for potential inconsistencies that may warrant further analysis.

The best evidence depends on the property and the reason for the appeal. Relevant evidence may include property record errors, comparable sales, assessment data from similar properties, photographs, condition information, land characteristics, and other valuation or uniformity evidence.

Generally, for a Georgia real-property appeal, the value being appealed may be reduced but cannot be increased above the amount originally assessed by the county Board of Tax Assessors. There are exceptions, including certain situations involving property already subject to the three-year value limitation under Georgia law. Department of Revenue

Because individual circumstances can vary, AssessmentWise reviews the property and appeal history before making a recommendation.

When the value of real property is reduced or left unchanged through a qualifying appeal decision or written agreement, Georgia law generally limits the county from increasing that value for the next two tax years, creating what is commonly called a three-year value freeze. Certain exceptions apply, including substantial property changes, record errors, material factors affecting value, and some subsequent appeals. Department of Revenue

The appeal is first filed with your County Board of Tax Assessors. The county reviews the appeal and may make changes to the assessment. If the dispute is not resolved, the appeal proceeds according to the appeal method selected, such as the Board of Equalization, a hearing officer, or arbitration. Department of Revenue

The exact process and timing can vary depending on the county, property, and appeal method.

The Board of Equalization (BOE) is an independent county board that hears property assessment appeals when a dispute is not resolved by the Board of Tax Assessors. At the hearing, both the property owner and county may present evidence regarding the assessment. Department of Revenue

Not every appeal results in a hearing. The county may resolve or adjust an assessment during its initial review of the appeal. If the matter proceeds to a hearing, the requirements will depend on the appeal method and circumstances.

AssessmentWise can help you understand the next steps and determine what additional assistance may be appropriate.

There is no single time frame for every Georgia property tax appeal. The length of the process depends on the county, the complexity of the issue, whether the assessment is resolved during the county's review, and whether the appeal proceeds to a hearing.

Some appeals may be resolved relatively quickly, while others can take considerably longer.

Georgia property owners generally have 45 days from the mailing date of the assessment notice to file an appeal. Once that deadline has passed, the normal appeal period for that assessment year has generally ended. Department of Revenue

You may still contact AssessmentWise to discuss the property and determine whether there are issues that should be addressed or monitored for the next assessment year.

AssessmentWise's primary service is property assessment review, analysis, and appeal preparation. Additional appeal assistance or representation may be available depending on the property, county, hearing format, and circumstances.

If representation is appropriate, the scope and cost will be discussed with you before any additional service begins.

No. Every property and assessment is different, and no particular outcome can be guaranteed.

AssessmentWise provides an independent review of the available information and gives you a professional recommendation based on the findings. In some cases, the best recommendation may be not to pursue an appeal.

AssessmentWise Property Watch™ is a planned annual monitoring service designed to help property owners keep track of their property assessment from year to year.

The service is expected to include monitoring for significant assessment changes, important deadlines, property-record changes, and other issues that may warrant attention. Additional review or appeal services are not automatically included.
